Background and History

Cayman Kai is on the north side of Grand Cayman, the largest of the Cayman Islands, and is considered to be the quietest part of Grand Cayman. There is one road into Cayman Kai and the same road out.  (see map)

Cayman Kai comprises mainly private homes, mostly waterfront properties with a few condominium developments, each with its own Strata.

Within Cayman Kai you will find the renowned Rum Point with its beach restaurant and bar and its colourful restaurant and the gorgeous Kaibo with its marina, lovely beachfront dining and the famed Upstairs, considered one of the finest restaurants on the island.

In addition, Cayman Kai is home to the Bioluminescence Lagoon, one of the few places on earth where the water luminesces. Cayman Kayaks run guided tours of the lagoon and elsewhere.

At Starfish Point there are red, yellow or orange giant starfish to be admired but not touched.

Only a very short boat ride  away is the famed sandbar known as Stingray City, where stingrays abound.

Some of the best diving in the world is close by and Red Sail Sports, one of the top dive operators on the island, can be found at Rum Point.

Offshore fishing is very popular with Cayman Kai residents and the waters around Grand Cayman abound with Wahoo, Mahi Mahi and other species.

Cayman Kai Property Owners Association

The Cayman Kai Property Owners Association was created in 2005 in order to protect the Restrictive Covenants which apply to virtually every lot in the area and restrict the height and style of properties that can be built.. However our work goes further, and we represent members to Government and its agencies when necessary. The Association also supports North Side charitable giving through our Cayman Kai Community Partnership Fund. In addition the Association organises social and cultural events for members.

The Association has an Architectural Control Committee to whom every building project must be submitted for approval prior  to building.

In 2021 a charity committee was appointed and the Cayman Kai Community Partners Fund established to support good causes in the district. (See under the Charity button)

Membership is limited to property owners and costs CI $100 p.a.
